Application Instructions
- General Information
The Fair Information Practice Act: In compliance with Ind. Code 4-1-6, this agency is notifying you that you must provide the requested information, or your application will not be processed. You have the right to challenge, correct, or explain information maintained by this agency. The information you provide will become public record. Your examination scores and grade transcripts are confidential except in circumstances where their release is required by law, in which case you will be notified.
Mandatory Disclosure of U.S. Social Security Number: Your social security number is being requested by this state agency in accordance with Ind. Code 4-1-8-1 and 25-1-5- 11(a). Disclosure is mandatory, and this record cannot be processed without it. Failure to disclose your U.S. social security number will result in the denial of your application. Application fees are not refundable.
Abandon Applications: If an applicant does not submit all requirements within one (1) year after the date on which the application is filed, the application for licensure is abandoned without any action of the Board. An application submitted after an abandoned application shall be treated as a new application.
- Real Estate Appraiser Trainee
The following items are required for your application:
- Application fee of $100.00: All fees are nonrefundable and/or nontransferable. Online processing fees apply.
- Criminal Background Check
- Positive Response Documentation: If you answer "Yes" to any questions on the application, explain fully in a statement that includes all details. Include the violation, location, date, cause number, and disposition. Submit copies of court documents for each instance to support the statement.
- Name Change Documentation: Documentation of any legal name change if your name differs from that on any of your documents. Documentation may include a copy of your marriage certificate or divorce decree.
- Appraisal Education/Courses: Certificate of completion for the prerequisite courses. You must complete the following prerequisite courses before submitting your application. Completion dates of the following courses cannot be older than 5 years from the date of application:

- Supervision: This form is to change the status of the trainee license from active to inactive, inactive to active, to change or add addition supervisors. This appraiser must also have completed the supervisor/trainee course and must have been licensed in Indiana for at least 3 years. The trainee will upload the completed form to their license.
- For active to inactive, the trainee will complete Section A only.
- For inactive to active, the trainee will complete Section A and the supervisor will complete Section B.
- To change supervisors, the trainee will complete Section A and the new supervisor will complete Section B.
- To add supervisors, the trainee will complete Section A and the additional supervisor will complete Section B. The trainee will indicate they are adding supervisors when they upload the form to their license.
Supervisor Transfer of Appraiser Trainee License
- Examination: Once your application has been approved, you will receive your examination approval letter for you to take the appraiser trainee exam. The registration process will be described in the letter and the exam is provided through Pearson Vue. Any specific testing questions will need to be directed to Pearson Vue. After you have passed the examination, you must upload a copy of your examination score sheet in your MyLicense One account using the Upload Additional Documentation Action found in the Submitted Application Activity.
- Issuance Fee: $110.00 to be paid by credit or debit card after receiving your Issuance Approved notification. When your application is complete, you will be sent your Issuance Approved letter with your Invoice to be paid for the Issuance Fee. Please follow the instructions on the letter which inform you to log back into your MyLicense One account, select the PAY INVOICES button, enter your Invoice Number and Full Name as it appears on the Invoice to search. Once located, you will proceed to the payment processor and after payment is received, your license will be issued with 24 business hours.
- Sample Log : When completing your log, please keep the residential and commercial on separate logs.
- Certified Residential Appraiser by Examination
The following items are required for your application:
- Application fee of $100.00 or $25.00: All fees are nonrefundable and/or nontransferable. Online processing fees apply.
- Examination or Reciprocity application fees are $100.00; or
- Upgrade application fees are $25.00.
- Criminal Background Check

- Appraisal Log Sheet - Sample Log: When completing your log, please keep the residential and commercial on separate logs. The appraisal log, which can be submitted utilizing an electronic spreadsheet, must show completion of 2500 hours of work in the given format and must be reported as ACTUAL HOURS. This log must include the name, license number, and signature of the applicant and supervisor on EVERY page.
- Appraisal Education/Courses: Official certificates of completion from an approved provider* showing a minimum of 200 hours of education in the following courses:
- Basic Appraisal Principles 30 hours
- Basic Appraisal Procedures 30 hours
- National Uniform Standards of Professional Appraisal Practice 15 hours
- Residential Market Analysis and Highest and Best Use 15 hours

- Advanced Residential Applications and Case Studies 15 hours
- Appraisal Subject Matter Electives 20 hours
- *These courses may be taken in a classroom setting or they may be taken online. The course approval information can be found at www.appraisalfoundation.org. If the provider or course that you are interested in is not found on this list, it is not an approved course.
- Transcript: An associates degree or higher from an accredited college or university is required and an original transcript from this institution must be submitted with the application.
- Verification of Licensure: You must hold a license in another state in order to apply for a Temporary Appraiser Permit. The ASC National Registry is used to verify the licenses held in other states by the applicant.
- Examination: Once all required items are submitted, the application will be reviewed and samples of appraisals from the log you submit will be requested. You will be instructed to submit samples by email in .pdf format as well as hard copies by mail for the application file. The Board will review the application and the samples of work submitted. If acceptable to the Board, the application will be approved and a letter will be emailed to the applicant stating that he/she is eligible to sit for the certified residential exam. This letter will also explain how to register for the examination. Any specific testing questions will need to be directed to Pearson Vue. After you have passed the examination, you must upload a copy of your examination score sheet in your MyLicense One account using the Upload Additional Documentation Action found in the Submitted Application Activity.

- Certified Residential/General Appraiser by Reciprocity The following items are required for your application:

- Criminal Background Check
- Positive Response Documentation: If you answer "Yes" to any questions on the application, explain fully in a statement that includes all details. Include the violation, location, date, cause number, and disposition. Submit copies of court documents for each instance to support the statement.
- Name Change Documentation: Documentation of any legal name change if your name differs from that on any of your documents. Documentation may include a copy of your marriage certificate or divorce decree.
- Verification of Licensure: You must hold a license in another state to apply by reciprocity. The ASC National Registry is used to verify the licenses held in other states by the applicant. You will be notified if a verification is not available in the ASC National Registry.
- Issuance Fee: $190.00 (issued in the first year of the two-year cycle) or $150.00 (issued in the second year of the two-year cycle.) to be paid by credit or debit card after receiving your Issuance Approved notification. When your application is complete, you will be sent your Issuance Approved letter with your Invoice to be paid for the Issuance Fee. Please follow the instructions on the letter which inform you to log back into your MyLicense One account, select the PAY INVOICES button, enter your Invoice Number and Full Name as it appears on the Invoice to search. Once located, you will proceed to the payment processor and after payment is received, your license will be issued with 24 business hours.
To go active from inactive: Upload the application and the required CE to your license.
- Appraiser Temporary Permit
The following items are required for your application:
- Application fee of $150.00: All fees are nonrefundable and/or nontransferable. Online processing fees apply.
- Positive Response Documentation: If you answer "Yes" to any criminal history/discipline questions on the application or no to the diploma question, explain fully in a statement that includes all details. Include the violation, location, date, and disposition. Submit copies of court documents for each instance to support the statement.
- Name Change: A copy or an official name change document indicating any legal name change, a copy of a marriage certificate, or divorce decree is acceptable if your name differs from that on any of your documents
- Appraisal Project Information: Your application must include the assignment information for which the permit is being requested.
- Verification of Licensure: You must hold a license in another state in order to apply for a Temporary Appraiser Permit. The ASC National Registry is used to verify the licenses held in other states by the applicant.
- Expiration: The temporary permit expires one (1) year after issuance or after completion of the assignment for which it was issued, whichever occurs first. Additionally, the applicant may receive up to four (4) temporary permits per calendar year.
- Appraisal Management Company
The following items are required for your application for an Appraisal Management Company:
- Application fee of $250.00: All fees are nonrefundable and/or nontransferable. Online processing fees apply.
- Name: The name of the person seeking registration
- Address: The business address of the person seeking registration
- Phone: The telephone contact information of the person seeking registration
- Ownership Information: The name, address, and contact information of each person that has an ownership share in an appraisal management company that equals or exceeds five percent (5%) of the total ownership share of the appraisal management company
- Other: Any other information that the board reasonably requires
* Federally Regulated AMCs are not required to register with Indiana but may voluntarily choose to register. *
Definitions
Appraisal Management Company means a person who, for compensation, acts as a third party intermediary by contracting with independent real estate appraisers to perform appraisals for other persons.
Appraisal Management Services means any of the following functions:
- To recruit, qualify, verify licensing or certification, or negotiate fees and service level expectations with independent real estate appraisers on behalf of a person seeking an appraisal.
- To receive an order for an appraisal from a person and deliver the order for completion to an independent real estate appraiser.
- To track and determine the status of orders for appraisals.
- To conduct quality control of a completed appraisal before delivery of the appraisal to the client who ordered the appraisal.
- To provide a completed appraisal performed by a real estate appraiser to one (1) or more clients.
Note: The term does not include transportation or communication of an appraisal or order for an appraisal without concern for the appraisal information in the appraisal or the order for an appraisal, including transportation or communication by the United States Postal Service, a delivery company, a courier, or an internet service provider.
Appraisal Review means the USPAP Standard 3 process of developing and communicating an opinion about the quality of an independent real estate appraiser's work that is performed as part of an appraisal assignment made by an appraisal management company. However, the term does not include an examination of an appraisal solely for grammatical errors, typographical errors, or similar errors; or a quality control examination for completeness.
Note: An individual who performs an appraisal review must hold a license or certificate under IC 25-34.1-3-8 or a license as a real estate broker under IC 25-34.1.
Certificate of Registration Requirement
An appraisal management company may not perform appraisal management services unless the appraisal management company has obtained a certificate of registration from the board under this chapter.
Restrictions on Appraisal Management Companies
A person may not own an interest in an appraisal management company if the person has had the person's license or certificate to act as a real estate appraiser in Indiana or any other state revoked and the license or certificate has not been reinstated. An appraisal management company may only hire an independent contractor to perform an appraisal who holds a license or certificate under IC 25-34.1-3-8 or a license as a real estate broker under IC 25-34.1 and is in good standing. An appraisal management company may not corrupt or improperly influence a real estate appraiser in violation of IC 24-5-23.5-7.
Service Requests; Record Requirements
An appraisal management company performing appraisal management services shall maintain a record of each service request for an appraisal that the appraisal management company receives. The following must be included in a record maintained under this subsection:
- The person making the service request
- The date on which the service request is made
- The property to be appraised
- The real estate appraiser who performed the appraisal
- A copy of the appraisal produced for the service request
- The individuals who reviewed the appraisal
- The date on which the appraisal was delivered to the person who made the service request
- The costs and fees for the appraisal management services performed by the appraisal management company
- Statutes and regulations governing the real estate appraisal profession are found in various parts of the Indiana Code.
- The costs and fees for the appraisal performed by the real estate appraiser
Note: An appraisal management company shall keep these records for not less than six (6) years after the date on which the service request was made.
Appraisals; Standards Compliance
An appraisal management company is responsible for ensuring an appraisal complies with standards established in the USPAP and by the board.
Disciplinary Sanctions
An appraisal management company that violates this chapter is subject to disciplinary sanctions under IC 25-1-11-12. The board may impose a civil penalty of not more than ten thousand dollars ($10,000) for each violation of this chapter. A civil penalty collected under this section must be deposited in the investigative fund established by IC 25-34.1-8-7.5.
Penalty for Failure to Register
A person who performs appraisal management services without a certificate of registration under this chapter commits a Class A infraction. The attorney general, the Board, or the prosecuting attorney of any county in which a violation occurs may maintain an action in the name of the state to enjoin a person from violating this section.

As of January 1, 2008 all pre-licensing education must approved by the Appraisal Qualification Board. A list of AQB approved courses is available here. It is acceptable to take Internet-based pre-licensing courses.
Review Approved Courses by Course Number:
For an approved Continuing Education Provider to view their previously approved courses, you may login to the old licensing platform located at mylicense.in.gov/eGov/index.html. You will need to Login to Business Licensing with MyLicense. If you do not remember your username and password to access the old licensing platform, you will need your license number and registration code. If you need your registration code, please email pla10@pla.in.gov.
Once you are logged in, you may view the approved courses, by selecting CE Course Provider Entry from the left menu.
**Please note that you cannot upload licensees. You can only VIEW the list of approved courses. Please do not attempt to upload licensees as the feature is not available on this license type.
Renewal Instructions
- Renewal Information
Renewal notices are sent approximately ninety (90) days prior to the expiration date. Licensees with a valid email address on file will be emailed the renewal information. Licensees that do not have a valid email address on file will be mailed license renewal information. This notice is mailed to the licensee's address of record with the Board.
Individual Appraiser Licenses:
To renew in an active status, a licensee or certificate holder must complete twenty-eight (28) classroom hours of continuing education within the two (2) year reporting period. At least seven (7) of those hours must be completed in current 2022/2024 Uniform Standards of Professional Appraisal Practice (USPAP). However, a licensee or certificate holder initially licensed within the last one hundred eighty-five (185) days of a two (2) year renewal period shall not be required to obtain any hours of continuing education.

Appraisal Management Company:
A certificate of registration issued to an appraisal management company expires every year on August 31st. The fee for renewal of an AMC registration is a base fee of $250. Additional fee is based off of how many Indiana licensed appraisers performed an appraisal in a covered transaction during the previous year. The reporting year is June 1st to May 31st.
- Reinstatement Information
If your individual Appraiser (Trainee, General, or Residential) license has been expired for three or more years, please use the below instructions:
- Reinstatement Fee: See Fee Schedule
- Continuing Education: A total of 28 hours for each renewal missed.
- Example: License expired 6/30/2020, licensed missed renewal for the following license cycles:
- 2018-2020
- 2020-2022
- 2022-2024
- 3 renewals missed, therefore a total of 84 hours of CE is required (7 hours of which must be current USPAP)
